Surgical Building to Expand, Double in Size

Developers are planning to add 35,200 feet to the building that houses Twin Cities Orthopedics.

The folks at  (TCO) will have a lot more breathing room before the year is out. Last week, the city council approved a plan to expand the building at 1000 140th Street West.

The project put forward by Burnsville Surgical Properties LLC would almost double the size of the building, from 46,410 square feet to 81,527 square feet. According to city documents, the addition will allow the company to expand services offered at its Burnsville location. Administrator Troy Simonson said that they plan to add another operating room, clinic space and more room for rehabilitation. The company will be adding new doctors and staff as well.

"We're completely at capacity right now," Simonson said. "We need this space just to grow."

Demand for orthopedic services has notably increased, Simonson said, in part because of population growth in Dakota County, but also due to lifestyle and demographic changes.

"People are more active now, so they're breaking things more often," Simonson said. "Aging also plays a part. It's driven by multiple factors." 

In 2006, TCO relocated to the site, which is in the middle of Burnsville's commercial district. In fact, the city originally zoned the lot for of a big box retail development. That changed in 2005, when the council changed the site use to allow for medical services in an effort to reduce traffic and disruptions to those living in a residential development just north of the lot. The company opened a walk-in emergency clinic at the Burnsville location in 2010.

TCO is one of the largest orthopedic practices in the U.S. The company has over 25 clinics located throughout the region. The Burnsville project is just one of several expansion efforts: TCO opened a new clinic in Shakopee in April.

Construction on the Burnsville location will begin in fall. The new wing is expected to be complete by May or June of 2013.
